The types of development should be sympathetic to the riverside rural environment with low building density relative to land area, low height and with low noise.

Tenure and rent:
The Crown offers secure tenure with a long term lease for 21 years with a right to a further 21 years depending on the circumstances, eg, the development might require a significant capital investment and involve building structures that are not readily movable.
The land is Crown land under the Land Act 1948. The grantor of the lease is the Commissioner of Crown Lands.
The rent is that specified above for the individual property and is payable monthly in advance. There are five yearly rent reviews.
